One of our local Property Specialists will walk around and through your property.  Sometimes, one of our local contractors may accompany the Property Specialist, to assist in the inspection.

Yes!  The Property Specialist will perform a walk-through inspection, and using comparable sales data, adjusting for necessary repairs and/or deferred maintenance, will reach fair market value – and make you a firm offer – usually within 24 hours or less!

Absolutely not! You are under no obligation at any time.  The Property Specialist performs the walk-through inspection, and will usually make an offer for your property within 24 hours or less; you have the right to accept our offer or not accept our offer.

We complete most walk-throughs in an hour or less. Our Property Specialists, Project Managers, and contractors are all competent and professional – they don’t want to waste your time!

Absolutely not! No fees are ever charged for us to do an inspection walk-through.

First, the Property Specialist completes a walk-through inspection of your property.  Next, the Property Specialist begins to work up a price for your property. Pricing considerations will include, but may not be limited to:

  • Current condition of your property relative to local comparables data
  • Any mortgages, taxes, or other debt requiring payoff
  • The cost – in both time and money – of any necessary repairs or rehab
  • The after repair value of the property
  • Any holding expenses while repairs are being made – including insurance, utilities, etc.
  • Closing expenses, including realtor’s commissions, attorney’s fees, title insurance, taxes, recording fees, etc.

After adjusting for all the appropriate variables, the Property Specialist will make you a firm offer – usually within 24 hours or less after the walk-through!

Once you accept our offer, we can close very quickly – usually in less than a month!  While every situation is unique, we can get your money to you in a hurry!

Not a problem!  With better than 150 years’ experience closing all kinds of property transactions, we’re experts at resolving any thorny issues that may arise.  In this situation, the problem is resolved when we pay off the bank.  The mortgage gets paid off, curing any arrearage, you get paid for your equity in the property, all the sales expenses are paid, and we get ownership of a property we’re happy to have!

Sometimes we can make you an offer immediately after the walk-through – on the spot!  But most of the time, we’ll take up to 24 hours to make you a firm offer.  Once in a great while, if it seems major repairs are required – such as fire or structural repairs, we may even take up to 48 hours to make an offer.  But again, we will generally make you a firm offer within 24 hours or less!

Not at all.  We buy property, “As Is, Where Is”.  There is absolutely nothing you need to do!

No problem!  Our local Property Specialist will perform a walk-through inspection, and using comparable sales data and market conditions, the Property Specialist will make their calculations and make you a firm offer – usually within 24 hours or less!

None!  We simply need to get an understanding of how the property is positioned in the local market, as well as any expense we may incur for repairs necessary to bring the property into line with  comparable sales.

Not an issue.  The Property Specialist will take into account any adjustments that need to be made to get to fair market value!

We begin with market value, and adjust for property condition (necessary repairs, etc.), comparable sales, local market conditions, and any closing expenses that will occur.  This brings us to your offer price!

During our walk-through inspection, we’ll note and make adjustments in our calculations for any necessary repairs – for example, a roof, furnace or HVAC system, or foundation issues – our Property Specialists and contractors can work together to make you a firm offer, usually within 24 hours or less!

Maybe, but you’ll likely spend more than we will for the same quality repair.  We do this day in and day out.  We have the contractors and tradespeople on staff, allowing us to act quickly, efficiently.  Finally, we have the experience of having done this over and over again.  So, maybe – but probably not.
